Property purchase can make you a lot of money. It can be your own home. A holiday home or unit. Your own business premises. Or an investment or super fund purchase. The more successful the purchase the more money you make. Hard working Australians with good saving habits can accumulate property easily. This is because they tend to spend spare cash on investments instead of impulse buys or short term pleasures. In my book House Hunting – a consumers guide to buying a home in Australia I explained how locking your money up in a purchase was great why to save money because it stopped you spending. And, along the way you, can get real benefits in capital appreciation. Eventually your mortgage is much less than the rent you would pay or receive from a tenant
The other reasons for success is research and careful choices. The formula varies a little. But smart buyers will chose a area with good work options and something special. Coogee has a lovely beach and is easy to get too. Redfern 20 years ago had some real steals in price. Balmoral is expensive but such good capital growth as it gets scarce. Parramatta and Randwick have hospitals and universities. Besides being ringed with parks and entertainment facilities. Why not look for properties with a view, nice courtyard/rear yard, cute appearance, good original building quality, at least 3 bedrooms (2 bedroom in units) and always in reasonable street close to transport.
I reckon a smart person without a business background will make more money from property than shares or equities. And they won’t have to rely on someone to give them advice, manage their assets or give excuses when the next global financial crisis hits.
I see lots of people buy a unit or coastal property as a Super investment. Rarely are they disappointed. They choose carefully, check they are not buying a lemon and then watch the inevitable capital growth. Controlling your own investments is simply a super choice.
