Buying a Property

Whether you are buying a new home or commercial property, or even buying off the plan, we believe that there are three ingredients of a successful home purchase:
  • good legal advice
  • appropriate finance
  • a detailed understanding of the condition of the property, which can be found in a pre-purchase property inspection.

The buying process flowchart shows you the steps you need to take and you might find the inspection checklist helpful.

We strongly recommend that before you sign a legal agreement (exchange of contracts) with the seller of the property, you should find out whether there are maintenance issues. This is why you need an inspection.

A Tyrrells pre-purchase property inspection will identify:
  • serious unexpected problems with the building which might be difficult or expensive to fix or may not be accepted by future buyers;
  • problems that previous owners have lived with that do not really affect the use or value of the property;
  • issues you need to investigate further.

If you're going to purchase at auction and you haven't checked the condition of the property before bidding starts, you might find you're landed with a house that has expensive and difficult to fix problems.

Do not expect any property to be perfect -- none are (even new ones) and any property will often contain defects. Tyrrells Property Inspections has the right reports and services to ensure that you enjoy a hassle-free property purchase experience.
